West Rogers Park

Located ten miles from the loop, West Rogers Park skirts the quieter side of Chicago’s bustling neighborhoods. It’s also one of the more affordable areas, but increasing popularity and new trendy shops and restaurants could quickly change all that.

Because of its affordability, the neighborhood is mainly a middle-class community. The area is home to a large Indian population and just from taking a stroll down Devon Avenue you can learn a lot about the culture. Dubbed Chicago’s “Little India,” this strip is nothing but rows and rows of Pakistani and Indian eateries and boutiques. Walk a little farther east and you’ll find that it’s also filled with the greatest concentration of Kosher resources in the city.

Outdoorsy types will love West Rogers Park for its numerous recreational sites where locals can play tennis and baseball, take a run, or just enjoy the summer sunshine and relax. West Rogers Park’s popular public commons include Lerner Park, Rogers School Park, Indian boundary Park and Cultural Center, and Chippewa Park. But the real show-stopper here is Warren Park. Spanning 90 acres of land, Warren has plenty of room for both a forest preserve and community space. In addition to tons of natural beauty, the massive grounds house batting cages, a nine-hole golf course and racquetball courts.  

The residential real estate market in West Rogers Park is made up of historic mansions, Georgian-style homes, ranches, bungalows and multiunit brick buildings. Homeowners in this part of Chicago have a knack for landscaping and are great at keeping the neighborhood looking nice. So, despite its urban location, you’ll see lots of green in West Rogers Park and the petite yards often contain lush garden and beautiful flowerbeds. The average sale price of a one bedroom condo in West Rogers Park is around $140,000. For a two-bedroom unit you’re looking at prices in the low $200,000s. Detached single-family homes start at $300,000, but home buyers who are seeking a little extra space should expect to pay over $400,000. Larger homes with four or five bedrooms usually sell for just under $500,000 in West Rogers Park.
